House number three finished. each H&L package as smooth as the last. Service to the point I don.t need to worry about anything because the contracts are so complete that there.s nothing left for me to do except sit back and relax.
The first house built, I went to inspected myself and confirmed what a good builder was chosen for me. Completion on time, good craftsmanship and attention to detail.
The location was a lovely surprise as well. Happy tenants = happy landlord.
House two and three haven.t even bothered to see for myself. No need to.
A well built house in a great growth area is just that. It.s all simply numbers to me now.
You would think that in these dour financial times, it may be a bit of a worry to tenant a new property at decent prices. Well I had a lot of competition recently.
Lots of other new houses in the same street coming online at the same time.
Lots of stories about houses lying vacant for weeks, even months.
The story of this last property went like this:-
Property advertised a week prior to completion.
an application came in the next day.
The builder handed over the keys on the Friday.
Tenants moved in on the Saturday.
What could be easier than that?
Equity you ask? Still plenty in there at completion.
Australian financial crisis. What crisis?
