How it Works

We don't advertise and therefore rely on word of mouth, referrals and of course, plenty of repeat business (one friend has just purchased his fifth property through Property Friends™ and is itching to go again!!!).

Once you are invited, your first contact with us usually involves an informal chat which creates the opportunity for us to find out what you might be looking for and a time for you to ask any questions you have about our service.

We will discuss in general what we might have coming up in the future (please understand that we typically have a waiting list and will always give priority to our existing team members that we have worked with previously.)

There can be a long lead time frame for us between negotiating a deal on your behalf and the completion of the final product, for example: land settles in 6 months and building completion is 15-20 weeks after that. Please bear in mind that we can't always “pull a rabbit out of the hat” for you in a short time frame.

We strongly advise and encourage everyone to do their own due diligence. Make sure for your own peace of mind that you research an area and get a feel for what is happening in the selling and rental markets before you commit to a property. That way if and when a deal comes up that we believe may meet your requirements, you will be in a position to confidently say yes, or no.

Just on that point, we feel it's unfair to offer a deal to multiple team members at the same time, hence we offer one deal to one member. In respect of this, we ask that you respond either way to an offer, as soon as practically possible in case someone unfortunately misses out - maximum 48 hours please.

When a deal is presented to you, we will provide a brief summary of the location, the block of land and the type of house planned to be built. We do our best to give you a total package price however quite often it will be an estimate due to finalising any extra bits and pieces. We always endeavour to include all the necessary and desired extras in the deal like: en-suites, floor coverings, tiling, patio, air conditioning, turf and landscaping, fencing, right down to the letter box and antenna.

The designs and inclusions we negotiate with the builder form a standard package that is cost effective and works well in our experience.

To this end, we discourage any changes to the house design as changes will only cause absorbent cost increases and unnecessary delays, which all of us want to avoid.

If you decide to go ahead and commit to the deal we send out more details to you, including where possible the house plan and builder specifications.
